Any PDF into clean,
verified Excel.
We detect the document type, extract every table, and — where the numbers should foot — check the math. So you know exactly what to trust.
How it works
Three steps. The third is the one nobody else does.
Upload any PDF
Rent rolls, T-12s, invoices, statements — or any PDF with a table.
We detect & extract
The document type is detected with a confidence score, and every table is extracted to clean Excel.
We verify the math
Where the numbers should foot, we check them — and tell you exactly which cells to trust.
Free PDF tools
Merge, split, compress, rotate, protect — all running locally, with no daily limits and nothing stored. The everyday toolkit, plus the one thing they can’t do.
Every number, checked
Other converters give you cells and hope they’re right. We give you a verdict.
The one promise we never break: we never show a false “Verified.”

Questions
The honest answers.
Is my data stored?
No. Each PDF is processed in memory and discarded; only conversion metadata (type, status) is kept for your history. The documents never touch our disk.
What does “verified” mean?
It’s arithmetic proof, not a guess: for known document types we check that totals foot (e.g. sum of months = annual total, unit counts and rents tie out). If we can’t prove it, we say so — we never show a false green.
What about documents we don’t recognize?
Any PDF table still converts to Excel; it’s honestly marked “Unverified” because there’s no arithmetic identity to check.
Does it work offline / on-prem?
The engine is fully local, deterministic, and CPU-only — no third-party AI APIs. A self-hosted / on-prem deployment that runs entirely inside your network is coming soon for Enterprise.
